Downtown Owensboro could gain 205 homes under a proposed $50 million investment by Owensboro Downtown Properties.

The plan combines new housing with a vision for more everyday activity around downtown businesses and the riverfront.

It calls for 165 row homes near East Second and Clay streets, east of the Blue Bridge.

Another 40 riverfront units are planned on Veterans Boulevard between Allen and St. Ann streets, overlooking Smothers Park.

The developers envision restaurants and shops alongside housing, allowing residents to spend more time downtown without driving between destinations.

Plans include a combination of rental and owner-occupied homes.

Prices have not been set, and no firm completion date has been announced.

The designs shown so far are preliminary, with architectural work still ahead before construction.

For readers following the project, those distinctions matter: this is an announced development plan rather than housing ready for occupancy.

If completed, it would add residents near existing downtown destinations and potentially expand the customer base for local businesses.

The proposal gives Owensboro another substantial development story to watch as its plans move toward final designs and a construction schedule.
